1. What does your inspection cover?
We strive to substantially meet or exceed InterNACHI Standards of Practice
All inspection services that require a License are completed by Licensed Professionals.
2. How long have you been practicing in the home inspection profession and how many inspections have you completed?
The inspector should be able to provide his or her history in the profession and perhaps even a few names as referrals. Newer inspectors can be very qualified, and many work with a partner or have access to more experienced inspectors to assist them in the inspection. You should do your own due diligence and check your Inspector's reviews and Missouri Case Net.
Mark Krigbaum has over a decade of Engineering, Home Inspection, and Commercial Property Inspection experience. A-Team Consulting and Contracting LLC has several reviews available for reference. I have completed at least 1,000 inspections each for a family/client with a story and a journey.
3. How much do the inspection services cost?
Our inspection service costs vary based on number of dwelling units (single family home is 1 unit), location (mileage), size of the home, and our availability. TEXT or call 573-880-8414 with your first and last name, city or address of inspection property, size of the home in square foot, and if multi-family or commercial # of units/use. We will text you back with a price list.
We always provide and require an inspection agreement detailing our agreement that is eSigned from your email.
4. Do you offer to do repairs or improvements based on the inspection?
We do not offer repair or contractor services to our inspection clients. We prefer that contractor referrals are obtained from your own network or your Real Estate Agent's referral network. We can provide referrals upon specific request.
5. How long will the inspection take?
The average on-site inspection time for single-family homes is 1 ½ to 3 hours depending on the condition and size of the property. We encourage our clients to be present towards the end of the inspection, an hour after we start. You are welcome to be present for the entire process. However, we prefer to have the first hour alone at the property without distraction. Distractions may cause errors or omissions, because we are human.
6. How do you handle refund requests or cancellations?
We block out our calendar and commit that time to your property inspection. In most cases, we are able to issue full or partial refunds. If the cancellation costs us other business (during a busy period) or we have started the work, we may not issue full or partial refunds. We are reasonable and we operate with integrity.
7. What type of inspection report do you provide and how long will it take to receive the report?
We normally return an emailed inspection report with comments on each picture via email pdf or link within 24 hours.
We strive to schedule all of your inspection requests for the same day/time.
Some of our additional inspection services take longer and we may need to schedule them on a different day than the home inspection. Septic/Well inspection expect 3-4 days. Our radon testing equipment must be in the house for at least 48 hours, expect a report within 4 days of the inspection. Our airborne mold tests are sent to an EPA certified laboratory and may take 7 days for results.
8. What is the Owners responsibility during the inspection period?
The Owner should disclose any safety issues or defective items to us.
The Owner should ensure that all utilities are on and functional at the time of the inspection.
Prior to the inspection, the Owner should ensure safe, clear, and unfettered access to the home, attic, crawlspace, electrical panel, sinks, kitchen equipment, HVAC equipment, windows, doors, and water heater. We do not take chances that could damage the Owners property, or cause injury to us. We do not move the occupants belongings. We do not disassemble anything other than possibly taking covers off of the main panel or furnace/heating system.
Prior to a septic inspection: the grass should be cut, the tank lid should be visible and accessible, and the water services should be operable.
The Owner should not touch or relocate any of our equipment or tools.
WE STRONGLY REQUEST THAT THE SELLER OR OCCUPANT IS NOT PRESENT FOR THE INSPECTION.
9. Do you walk on the roof, and look in the attic?
We always walk on the roof when we can safely access it.
We normally walk on the roof. We do not walk on roofs when: we have already identified repairs and could cause further damage, or when it is unsafe for us to do so, or any roof that is over 8:12 pitch.
In flying weather, we have a drone for roofs we can not reach with our 18' ladder.
WE NEVER WALK ON ICY, SNOWY, OR FROST COVERED ROOFS.
We normally inspect attics from the entrance. We do not walk on roof trusses because doing that could cause damage to the drywall. If there are safe walk-boards or plywood decks in the attic, we will walk on them.
10. Do you crawl into the crawlspace?
We always enter crawl-spaces that have more than 24" vertical clearance, are not blocked, do not have hazards, and are easily accessible. We may or may not unscrew attic/crawlspace accesses that are screwed shut. We do not take any chances that could damage the home or cause us personal injury.
WE NEVER OPEN A CRAWL SPACE ENTRANCE WHEN THE TEMPERATURE IS DROPPING BELOW 32 DEGREES F.
